When Buying Ranch Property, or other outdoor land, buyers need experienced realtors to help navigate the complexity purchasing unique land, and ensure they make a sound, educated investment.

  • Determining whether the property is the right size to support your usage/needs and the number of animals you’ll have on the property.
  • Check the property’s zoning to ensure it is zoned for the livestock you’ll be raising (if applicable).
  • Request a parcel map that lists easements. Some rural properties that were not previously ranched may be landlocked. Should an easement not exist, you will be responsible for securing permission from a neighboring property owner to cross over his land to get to yours.
  • Check riparian rights, the rights of landowners to use water that is on or runs through property or for any bodies of water on the property. Riparian rights sometimes run with the land or are conveyed by a separate deed.
  • Check the septic and leach lines are inspected if there is a septic system. If no system exists and you will be installing one, hire a specialist to perform a percolation test to make sure the land will support a septic system.
  • Inspect the well. Lenders generally require a water-quality test, but you should also hire a specialist to determine the pump and other components are functioning properly. Some counties require the well to be a certain distance from the septic system, be sure to check local ordinances for requirements.
  • Perform a soil test to determine any irregularities with the soil. County cooperative extension offices can offer soil analyses at reasonable rates.
  • Locate a lender who makes loans for buying ranch properties and land investments. Not all lenders have loan products for this type of purchase.
